Schematic Designs are in essence new design concepts and should be based on the feasibility of the construction project including your budget and items required to obtain building permits. We use Chief Architect software for drafting 2D plans & rendering 3D concepts. We use consultants to create files in other programs such as Revit and ArchiCAD.

The Design Development phase is where the initial conceptual design is refined into a detailed, coordinated, and technically specific plan, integrating all building systems and material selections to ensure the project is feasible and buildable.
Depending on the scope of the project technical drawings may be required and produced by a licensed surveyor, architect, civil engineer, geotechnical engineer, structural engineer, mechanical engineer or electrical engineer.
